Islamic home finance in Uganda.

We are working to bring Shariah-compliant home finance to Uganda. No provider partnerships are signed yet, but you can register your interest now and be the first to hear when products go live.

The structures we hope to offer

These are the Shariah-compliant approaches we want to make available once we partner with licensed providers. They are not live products yet.

Murabaha

Cost-plus purchase

The financier buys the property, then sells it to you at an agreed mark-up. You repay that fixed total in instalments. The price never changes, whatever happens to interest rates.

Best when you want total certainty about what you will pay.

Ijara

Lease to own

The financier owns the property and leases it to you. Your monthly payment is rent, and at the end of the term ownership transfers to you.

Best when you want lower early payments and a clear handover at the end.

Musharaka Mutanaqisa

Diminishing partnership

You and the financier buy the property together as partners. Each month you buy a little more of their share until you own all of it.

Best when you have a deposit and want your ownership to grow visibly.

What might it cost?

How it differs from a conventional mortgage

No interest
You never pay riba. The cost is a mark-up, rent, or a share purchase — agreed up front.
Ownership is real
The financier genuinely owns or co-owns the property, which is what makes the arrangement permissible.
No compounding penalties
Late payments are handled through agreed charity or administrative charges, not rolling interest.
Shariah oversight
Products are approved by the provider's Shariah board. We ask to see that approval before we introduce you.

Partner institutions

We are in early discussions with Islamic finance windows and institutions licensed to operate in Uganda, but no agreements have been signed yet. We will not name a provider until a partnership is confirmed — we would rather say less than imply an arrangement we do not have.

Registering your interest helps us prove demand to potential partners and lets us contact you as soon as the first Shariah-compliant product goes live.
